I had the great pleasure of working with Stan Kokoszka as a first-time buyer, and looking back, can’t imagine having navigated the process with anyone better suited to what I needed.
In terms of demeanour, Stan is ridiculously easy to interact with. He’s up-beat, informed, and knows when to be “on” and giving you perspective, and also knows when to hang back and give you time and space to feel out a space or consider your options.
A couple of Stan’s more distinctive qualities:
1. Intuiting your needs: when I first began working with Stan, he asked what I was hoping to get, and I sent him a novella of an email listing a bajillion different qualities and features and considerations. Within two viewings, however, Stan said to me, “You know, it really seems like _____ and _____ are especially important to you; maybe we should focus on that?”. Stan was totally right; without realizing it, I was placing a tremendous amount of emphasis on only a couple of the considerations I had listed, and suddenly, focusing on condos and houses that played to those strengths made the process feel a lot more focused and manageable (i.e., instead of trying to take in the entire London market, I felt good about strategically targeting very particular options). Don’t know what you need? I’ll bet Stan will help you identify what’s driving your interest pretty darn fast. Can’t make up your mind amidst competing priorities? I suspect Stan will help you pierce through the noise and come away with a more focused goal.
2. Knowledge + Flexible Perspective Taking: Stan is *incredibly* knowledgeable, but what’s particularly impressive is how he is able to apply that knowledge to perspective-take with the needs of a variety of different kinds of buyers. In my case, I knew I wanted to be in the market ASAP, but I didn’t know how exactly it would play out: would I live there? would I rent my property out? would my parent stay there? would I cycle between a few use-cases? The strategic considerations for each of these cases are quite distinct, yet I found Stan astoundingly good at moving between each possibility, and working through the different considerations with me. In one particularly vivid moment, I remember Stan explaining to me a little of the regulatory scene surrounding houses and rentals–rules and possibilities I had no clue about, which totally re-shaped my priorities in terms of what I was looking to buy. I left that viewing thinking, “Holy #$&* did I ever just learn a lot of really valuable information/I could’ve made a really bad mistake if I didn’t know this!” Stan has also navigated purchasing and updating a home not all that long ago, and so I also felt quite relieved that he was able to empathize deeply with all of the considerations I was having to think through, and I routinely found myself benefiting from his comparing and contrasting the places we were looking at with those he had seen/considered when he was on the market. This really helped me feel like I could see the bigger picture of a house’s potential in terms of short/medium/long term risk and opportunity.
Lastly it must be said that Stan is utterly reliable. I started working with Stan just prior to his son’s birth, and most of our viewings occurred after. Nevertheless, I felt absolutely *zero* disruption in terms of us scheduling viewings or calls to consider potential properties. And even though I know he was burning the candle at both ends with work and family life (with a new baby), Stan was all over every detail of the final deal, helping to thread the needle to see it through (even when an “exciting” last-minute development between the lender and condo threatened the deal in the 11th hour).
I still can’t believe that I landed in the place I got, and I know for certain Stan’s knowledge, skills, experience, and optimism (which I sorely needed, at times) played a massive role in helping me to get this home (which is INCREDIBLE).

They went above and beyond expectations and we can’t thank them enough for their hard work!2 years agoJust amazing service by PAOLA. She helped us get our beautiful first home. She helped us throughout everything as we were new in the housing market she thought us alot. She was really friendly and kind that we were able to talk to her about all our questions and concerns. She had patients to deal with us after viewing and offering on so many houses. She even took care of half of the things for us. Her recommendations are great and worked out really good for us. I would definitely refer and suggest to get in touch with PAOLA at team Glasser for any real estate needs. Also other members are great at team Glasser as when we wanted to view a house in short notice and Paolo wasn’t available they helped us out. The house we got I only had time to view at late night and Paolo made it happen for us and we decided to buy it. So thank you very much for going above and beyond for us.
