  1. Just got my mother an apartment there. Ms. Lori was incredibly helpful throughout the whole process. I’m a military person who is constantly gone and she was incredibly helpful with my limited time to help get my mother an apartment close to me. Lori was just absolutely awesome helping me get through all the wickets and requirements. Super easy to work with. Highly recommend.

  2. I have just moved into The Orchard. There actually IS an ORCHARD here. I have been assisted by Ms Lori Williams. She’s worth her weight in gold. She’s kind, polite and helpful. And… Friendly. As I’m becoming accustomed to how things work here, anytime I have a question, I call Lori or I go over to the office to ask and she takes care of it within minutes. No beating around the bush, no long ambiguous answers, just the answer. It’s marvelous and sincerely appreciated. Buy that woman a car and give her a raise! ☺️☺️

  3. I very much enjoyed my time at the Orchard! Finding this place was a godsend as I was then facing a $200+ rent increase. The calendar is jam-packed with enriching activities and the staff are great. The downsides were the lack of parking, and size of the apartments.

    Many apartments are luxurious and finished well. It is confusing when different people receive totally different renewal offers. Offers that are different for the same exact copy of apartment. Some people receive 12month offers, some 10 month offers, and some three different choices. This causes uncertainty for the future. Amenities are rather nice…such as swimming pools, social centers, gyms etcs No excuse for not getting any exercise.

    Within one month of living in my apartment that was suppose to be ready for move in. I have had a nightmare of experiences. Several work orders have been placed. 3 days in -the shower/tub pipe broke and water flooded the bathroom. toilet doesn’t flush and the heater needed to be repaired. The maintenance guy came the next day on Sunday. That afternoon the Management told me to leave that evening and find a place to stay for 5 days.and they would accommodate a daily rate taken off the next months rent. Jan. 1st, that has’nt happen and I am being ignored. This has been costly! Besides, they need to repair the tub they didn’t put plastic or paper done and wrecked the tub, the screw holes are uncovered and scratched up the vanity. the workmanship is awful! I sent pictures to the office to have them come back and fix it. I have emails , gone to the office and made phone calls. I am still without a heater and toilet after one month. Luxury living? really? . I’ve lost my patience, now its time to file a complaint with the city. Neighbors all have stories of their own.This place has lack of maintenance care and urgency. Rentals are difficult to find right now. So if you move here know you have been warned.

    My parking space has been changed five times. The hall carpet needs cleaning or replacement. There are no trash cans in the garage or by the elevators. Other than that it’s a very pleasant place to live.

    I have lived in the Town Park Villas Community for six years. This is where I wanted to live for a long, long time. Unfortunately, the part of Town Park Villas where I live is being demolished by The Santa Barbara Group. I have to vacate by/before January 31, 2023. It is a bittersweet goodbye. I wish the best to all residents who can afford and are fortunate enough to continue to live in this wonderful place I called home.

    Town Park Villas has to be the worst place we have rented in 40 years! The jet noise from Miramar is terrible and we often felt sickened by the horrible smell from the nearby landfill, and busy 805 freeway. We found this apartment complex very poorly managed, with property managers changing frequently. Once the resident’s monthly rental checks were stolen from their office and cashed a 2nd time forcing us to close our checking account. The maintenance was extremely poor, often taking months to complete repairs. Replacing a smoke detector took a year, a light bulb 4 months, and a broken window blind 3 months! Their maintenance staff changes constantly. When they changed our washer they did not connect the drain hose correctly which flooded our apt hallway. The carpet then needed changing, which took 2 months to complete! Frequently maintenance personnel would show up at our door with the wrong work order, or wrong item to repair! On top of all this we had concerns for our health. The elevator was infrequently cleaned despite often having dog pee on the floor. The underground parking structure was often partially flooded. We felt unsafe due to the fact that there is no onsite resident manager, and no security patrols. There were always strangers walking through the complex, several vehicles were broken into, including ours, and items were being stolen from patios. The cost of living at Town Park Villas was also high, especially our fees for the dumpster trash collection, which itself was badly managed. The dumpsters were often overflowing with stinking trash for a week or longer. We had ant infestations. There were many broken walkway lamps. Sprinklers were left on even when it was raining! Dog pooping is everywhere! The reasons not to continue living here are too many to list!

    The residents are a nice mix of backgrounds, ages, interests, and The staff seems to be interested in enhancing the activities. The maintenance is improving (the door lock at the Avia1 pool took about a week to repair as opposed to the last time which took months).

    We just arrived a few days ago. We didn’t see the apartment before we signed our lease. The staff we have met are very friendly. Leasing process was not smooth at all but we did it anyway. The apartment itself is OK but not luxurious the floors are uneven and there are things about the apartment that are strange for example there’s no door at all on the master bathroom it’s sort of like a dressing room and then there’s a door on the part of the bathroom that’s the toilet in the shower. As with everything there are things we like and don’t like about new situations. We have heard there is an activity Director but so far we have not even seen a calendar of events so it doesn’t look like there’s much going on.

    People are very friendly here, the accommodations are excellent. The gym room, ball room and community dining area are excellent, not to mention the pool and spa. I love my apartment, can I purchase it from you?

    We have lived here now for a year and a half and have enjoyed every minute! Activities Director Tricia Johnson has significantly enriched the content and increased the number of social and wellness events, and now there is something going on almost every day. The sense of community is strong, and residents support each other in many positive ways. I strongly recommend Avia La Jolla and its sister communities for anyone who is looking for independent senior living in a friendly and supportive environment.
