  This was our Second Experience with Don Ranni and Elite as our Real Estate agent and was involved in both selling and purchasing our new home. It was an absolute pleasure to work with Don.   I would highly recommend Sandra and her team when it comes to selling your home. She recommended that I have a pre-inspection, in which I did. She also recommended Lisa for the staging, in which she came and left me with suggestions and recommendations, in which I followed. The photos were amazing and made my home inviting to any potential buyer. Within one week my home was on the market and once it went live, we have numerous showings, and I gladly accepted an offer 5 days later, of 85K over asking. It truly was a pleasure working with Sandra, she is not only a great Listing Specialist, but she is a great human being!

  I was nervous when I called Sandra, because my parents’ house had received few updates since it was built in 1971. Many of the rooms still had carpets from the 1970s and ’80s. Old 1970s paneling was still on the walls. Listing for sale was an emotional process for me, because Mom and Dad both passed away last year in their early eighties, two months apart, and this was the house I’d grown up in. I had spent months sifting through old mementos, finding new homes for furniture, dropping off bags and bags of donations at the Salvation Army thrift store in Cole Harbour, and cleaning. So much cleaning.

  When Sandra toured the house, I was able to see it through her eyes. It was a big house, with high ceilings, positioned on a double lot where kids would have room to play. The kitchen/dining room/living room area was open concept before “open concept” was a thing. (Mom wanted it that way in order to watch over my brothers and me when we were kids, so that’s how Dad and Mom’s oldest brother, a builder, designed and constructed the house.) The semi-finished basement was a big blank slate of potential. A new owner would certainly want to update the house, Sandra said, but she assured me that there was good value in the property and that there would be plenty of interest from buyers. Her confidence and kindness put me at ease.

  Working with Sandra’s team to prepare the information for the listing was straightforward and collaborative. They responded quickly to any questions I had. After an inspection of the property, Sandra arrived at a valuation for the listing that was higher than I anticipated AND she told me that she expected it would sell for above the list price!

  As she predicted, we received interest on the property within hours of the listing going live. Unfortunately, the first buyer we were working with tried what seemed like some shady tactics — was I ever glad I was working with a pro like Sandra, rather than attempting to steer my way through a private sale — and Sandra, with a steely eye, told them to file termination papers. We went back to the market… and had another buyer within hours! And just like Sandra predicted, we closed ABOVE the listing price.

  Overall, working with Sandra and her team was such a positive experience during what was an emotional and stressful time for me as executor of my parents’ estate. And having earlier had conversations with two potential buyers who wanted to “save the fees” by doing a private sale, I can tell you that even after the realtor and lawyer fees my brothers and I realized $80,000 and $50,000 more than the two private sale offers. Those buyers did not have my best interests at heart, but Sandra did.

  Sandra is an incredible realtor. We were moving from Toronto to the HRM and it took something like 4 trips before we found the place for us. Sandra was so determined to find us the perfect home. We lost one place but found something even better suited to us. Sandra never seemed fed up and never lost patience with us which was amazing. We now wake up to this beautiful view of the Bedford Basin each day (and I can enjoy yoga on the balcony). Since moving in we updated the kitchen to truly make it into OUR home.
