I worked with John Black on my first property purchase and landed a solid deal in a tough market. His knowledge of the process, market, renovations, negotiations, and multi-family nuance was both deep and pivotal to the positive outcome of this purchase. His communication is prompt and professional. We also leveraged his extensive network multiple times during due diligence getting things done in a short timeline. Overall I had a great experience working with John and highly recommend him as an agent.

Our selling experience with Eileen O’Rourke was better than we ever expected. She is a class act! Eileen was on top of everything and truly loves her work. She is extremely detail oriented and strictly by the book. We were very fortunate to have her helping us with this big change in our lives. We highly recommend her.

I can’t say enough good things about the process of buying our home with Irene and the team at Hickok and Boardman. Irene came to us as a recommendation from another good friend who is a realtor and ironically, we had already known each other for years. Irene helped us navigate the process quickly and efficiently as our need to upgrade the size of our home was rather immediate. We talked through our requirements and our budget and Irene selected a few options and we fell in love with the first home on her list. The house had many competing offers over asking price and Irene helped us navigate these complex items to secure the winning offer. The process was complicated by extenuating circumstances with the previous owners, and Irene went above and beyond to ensure we were comfortable and well taken care of in the process. I would recommend Irene and her whole team to anyone looking to buy or sell a home in Vermont.

Paul Hayes was absolutely incredible to work with! As a first time home buyer, I wasn’t sure what I was getting into. Paul was incredibly patient, got me in touch with everyone needed to close on my house. He was respectful of my budget, never pressuring me to extend myself beyond my means. I was able to take my time to figure out what I was looking for, and as soon as I did, Paul was ready at all hours to make sure that offers were made on time and paperwork went to all of the right places. I received nothing but good advice from Paul, and would recommend him to all of my friends in the future.

We had an amazing experience working with Susannah! As first time home buyers, we had a lot of questions and Susannah always had the answers. She always made time for us, and hustled to get us to showings as soon as possible, even on nights and weekends. It was a pleasure working with such a kind, honest, and thoughtful broker.

We are so happy that we chose to work with Katrina Roberts while purchasing our first home. This is an extremely difficult market, especially for first time buyers, and there is genuinely no one who could have done a better job of guiding us through it. Katrina went above and beyond throughout the entire process and always supported our decisions and protected our best interests even when it meant a lot more work and time investment for her. She is responsive and timely with every question, email, and showing, we always felt we could trust her judgment and negotiation skills, plus she was simply a joy to work with! It took nearly 2 years of looking at homes (because it’s a tough market and we are picky) for us to finally close on a house yet she was patient, upbeat, and professional every step of the way. I cannot recommend Katrina enough, especially if you are a first time buyer, and if we ever decide to make any other moves in real estate she will absolutely be our first phone call.

Kara has been amazing to work with! From the start, she was well-organized, prompt and always made herself available to us and our many questions. We are new to the area and weren’t sure where to buy a home that met our wants and needs. Within one meeting, Kara had a huge list of specific neighborhoods in every town surrounding Burlington that fit our style and needs. She kept us up to date on every home that came on the market, and was quick to get us in for a showing when we asked. When we did find a home, Kara was just as helpful in helping us navigate the closing process. She had helpful connections with mortgage brokers, contractors, and inspectors that allowed us to feel confident in our choice of home. I would recommend Kara to anyone needing a real estate agent.

Kara was an incredible asset to us in buying our first home. She had extensive knowledge about the listing we were interested in and pointed out everything we needed to know during the showing. When we put in an offer, she was always immediately available and responsive during negotiations, and gave us honest and straightforward advice. She has incredible attention to detail and created a portfolio to keep us on schedule right up to closing. We trusted her completely and are so grateful that we had her to guide us through a daunting market. She is truly the best in the Burlington area!

James Bean did a great job helping us navigate the home buying process. This was our first experience and it was a particularly challenging and competitive time to buy a home, but James stood steady until we finally found the right place for us. He explained every step of the way and was available to work around our busy schedules for showings, phone calls, last minute offers, etc. We couldn’t recommend James enough!

Andrew Mannix and the entire team at The Malley Group were amazing to work with. We started working with Andrew over 2 years ago and when we were finally ready to sell everything was ready to go in just a couple days. House sold in first weekend with many offers. Andrew led us through each offer pointing out positives/negatives with each. Office was very attentive at checking in right up until our closing. Great experience – highly recommend!

Buying and selling house at same time was very challenging. Thankfully Joe and his incredible team makes the move easier. Our fear turned into a great Joy.

I would highly recommend Joe Malley and his professional teams to anyone who are looking to do real estate business.

Valerie is an expert agent and along with her team was able to consult, stage, list, negotiate, and ultimately sell my home for 6 figures over my asking price! Her keen analysis and understanding of the current real estate market resulted in the perfect list price which led to 50+ parties viewing the property resulting in 17 offers! We have since discussed other real estate transactions and all I can say is that I HAVE A REAL ESTATE AGENT FOR LIFE! Buy or Sell, give her a call first… you won’t be disappointed!

Your Comprehensive Guide to Purchasing a Home in Vermont

Zillow (2) in Vermont
Zillow (2) in Vermont

When buying a home in Vermont, there are several factors to consider that can help you make an informed decision. Whether you are starting to think about buying a home in Austin or any other location, these factors generally apply and can guide you in your decision-making process. This article will outline some important considerations to keep in mind:

  • Location: Consider the location of the home you are interested in. Factors such as proximity to schools, shopping centers, healthcare facilities, and transportation options are important to think about. Additionally, research the neighborhood to understand the quality of life, safety, and community atmosphere.
  • Cost: Determine your budget and carefully consider the cost of the home, including the mortgage payment, property taxes, insurance, and maintenance expenses. It’s crucial to have a realistic understanding of how much you can afford before getting too attached to a particular property.
  • Size and layout: Take into account the size and layout of the home, keeping in mind your current needs and any potential future needs. Consider factors such as the number of bedrooms and bathrooms, the size of the living spaces, and the functionality of the kitchen and other amenities.
  • Condition and age: Assess the condition of the home and any potential repair or renovation needs. Older homes may require more maintenance and can come with additional costs. Consider both the short-term and long-term implications of the home’s condition.
  • School districts: If you have children or are planning to start a family, researching the quality of the school district is crucial. Look into the reputation and performance of the local schools and consider how they align with your educational preferences and goals.
  • Climate and weather: Understand the climate and weather patterns of the area. In Vermont, for example, you may experience snowy winters and cooler temperatures compared to a city like Austin. Consider if the weather aligns with your preferences and if you are prepared for the potential impacts it may have on your lifestyle and home maintenance.
  • Community amenities: Explore the local amenities and facilities available in the area. This could include parks, recreational centers, libraries, cultural attractions, and restaurants. Consider if these amenities align with your lifestyle and if they contribute to the overall quality of life in the community.
  • Future growth and development: Research any planned or potential future growth and development in the area. Understanding the direction in which the community is headed can give you a sense of the potential for property value appreciation and the overall trajectory of the area.
