    As a former developer, landlord and renter, I can say without hesitation, that Shelly, Mitch and New Foundations Property Management is the ultimate top notch company! Shelly is extremely thorough with venting potential tenants, providing a binder with instructions for the included appliances (which is almost unheard of anymore, sadly), insures that any/all move-in issues are promptly addressed with both the tenants and owners and is always eager to resolve any issues that may arise. Having dealt with numerous other companies locally, Shelly is hands down, the best of the best! She understands the importance of a harmonious balance with her tenants and owners. There are other companies that have good reviews only by their owners, but not their tenants. The old adage “Happy wife, happy life” is also applicable in property management. Happy tenants make for happy owners! It is very evident that Shelly is passionate about her business and does a stellar job!!!

    Shelly and her company are more of tenant advocates and not so much an owner advocate. She ignored numerous contract violations from the tenants and threatened to sue me if I leave a bad review. Glad to be done with her.*****Shelly, your response is about the deposit, my complaint is about your hands off management. You let them have a large marijuana grow operation, make multiple roof penetrations for surveillance systems, make large and numerous drywall holes for pictures and TV’s, tap into my electric box without professional or permitted applications, keep a recognized vicious dog species as a “service animal”, keep inside cats that polluted the carpet with stains and stink, have an above ground pool that caused calcium deposit deterioration on my HVAC condenser, have goats that ate my bushes, over taken shrubs with blackberries, among numerous other violations, all in violation of the contract. I was 1000 miles away and had to depend on your infrequent inspections with selective photos. Once I came back and saw the numerous violations that you were neglecting, I had to fire you and return home to save my property. Either you were willfully neglectful, incompetent, or perhaps both. We’re glad we came home to save our property before you let it turn in to a hard core rental. Also, there are many deferred maintenance repairs that are required that you never mentioned. I certainly NEVER waived my right for a final walkthrough. You have many positive reviews, but I am not impressed with your service. And if you keep lying, your nose will grow(Pinocchio).

    The people behind the company are very pleasant to work with, but their business practices are not up to code. Invalid reasons to not refund deposits make it an unfortunate reason for this review. The company that they use to clean took 13 hours to clean a 900 Sq ft home and charged as though it were a 2000+ square ft home that was filthy after a frat party. Also charging over $250 to weedeat a 20×8 ft yard. Also, wanting to charge for things that are of nobodys fault, other than the foundation of the home falling apart and having to confront to get a refund. Very unpleasant experience to end the lease. I don’t like leaving bad reviews for anyone, but I will not go back through this property management ever again and recommend the same. I noticed the home went up in price also for rent, but if an inspector went in, I guarantee it would not pass code. The house almost caught on fire due to using the heaters the home comes with. Hopefully these issues are addressed for future tenants and this doesn’t keep happening to other tenants. So sad to leave such a bad review, but this didn’t even scratch the surface on all issues with the management company.

    I have rented 3 homes now from Shelly. She is absolutely amazing!! Best property management company I’ve ever dealt with. If you ever have any issues she gets them taken care of right away. You never have to wait days for things to get fixed. I would give her 10 stars if I could.

    This company is very unprofessional and takes advantage of people. I rented a house with my father.. everything was great until we moved out and requested our refund check. Keys turned in on time and house was out back in better shape than given. My dad died shortly after moving out. With us both on the lease the company is now refusing to issue our security deposit. Hangs up on me, very unprofessional and it’s been over 45 days with no resolution. While my family is hurting we and mourning we are being taken advantage of. They are lying stating I was removed from the lease when I have a copy showing on the lease. So sad how a company can do this to a family that did them right. They are great till you move out. Be aware of this company! As a tenant you have rights! Don’t let companies like this take advantage.

They didn’t even give me one penny of it and that place was cleaned top to bottom when i left cleaner then when they let me move into the home. I do not recommend.     I rented from Lester Realty for 18 months. Kathy was always fast to respond if I had any issues. I got my security deposit back fast with carpet cleaning deduction but I knew this would be because it was in the lease. Great people to rent from!
