  1. The location is awesome and the amenities are fine — however not worth the price tag. The major complaint I have which is not expressed in other reviews I’ve read is that this location does NOT accommodate 8 people. It is advertised to accommodate 8 people and that is a HUGE stretch. There are 3 bedrooms with full size beds, one couch in the middle of the common area and they provide 2 twin size air mattresses. One of the air mattresses would not stay inflated, leaving one of our friends sleeping on the couch (and thus hardly sleeping at all). I was on the other air mattress next to one of the full size beds, making for a very cramped room and uncomfortable sleeping location. For 3 nights, each of the 8 of us paid $230 (which included the extra fees and cleaning fee). For that cost, we could have easily stayed at a hotel and each had a bed. Also, as a warning — there is A LOT of road noise. The condo is on the first floor on the corner of an intersection with a lot of people walking to bars and sirens directly outside the windows at all hours of the day/night. Even when wanting to get some sleep at 3am, it was a little tough. Loved Austin, but wouldn’t stay at this location again.

  2. What a nice property! The units are well taken care of and everyone is friendly. They even have a nice pool in one of the two buildings. I just wish the gated parking had automatic sensors to sense when you are trying to get out; rather than you having to use your clicker every time.

  3. I just want to forewarn people before they book this any of these properties. We recently booked one of Ryan’s Austin, TX properties via Airbnb. I will state up front he has a 48 hour cancellation policy, which I think it ridiculously short. He said he prides himself on wanting to be a hotel operator – hotels allow you to cancel up to 48 hours before you arrive. Now I understand that Ryan is running a business. My issue is with his poor level of customer service and his complete lack of understanding or compassion. We booked his property in June for a November 8-10 stay – ONE WEEK later we had to go in and cancel as one of our party had something come up that weekend that they could not change. Based on the email we received from Airbnb, we thought we were getting a full refund anyway because we had cancelled so quickly. A month later we realized that we had only been refunded half of our total – so Ryan was charging us $981 because we booked four days later than his stated policy. When we complained to Airbnb, they felt so bad they refunded us $200 of that $981. We reached out to Ryan no less than 5 times that week to try to get him to do the right thing and at least give us a partial refund. We also asked if we could re-book at another time and use the money as a credit. He never responded to us. Finally, after over a week and several emails to him, he emailed us through Airbnb and said we were trying to extort him with threats of poor reviews (we simply said if we did not hear from him, we would share our experience – by definition, I believe that is a review and is well within our rights). He also reported us to Airbnb. So instead of dealing with us as upset customers and trying to remedy a situation, all of which would of been to his benefit, he simply gave us a very terse reply and reported the incident to Airbnb. That is his idea of customer service. And on top of it, he tried to hide behind Airbnb. They told us it was his call entirely. I guess he would rather screw a potential customer out of a lot of money. I am simply sharing this for all others so that no one else loses $981 hard earned dollars to this guy.

  4. The Airbnb it’ self is great, the location is awesome and it’s clean and nice.

    However, we had a horrible time first getting into the Airbnb and no way to get ahold of someone, the code to the door wouldn’t work and we were waiting in the heat for an hour until a maid helped us. I now realize I left my car keys behind and have been trying to get in touch with someone for 24 hours. I have sent multiple emails and calls with no response, there is no way to get ahold of anyone if you really are in a bind. Overall, very poor customer service.

  5. Rather than a hotel with a front desk, this is more a resort style setup with independent private condos in a fantastic location right in the heart of Austin. I wouldn’t go so far as to call it fancy, but everything was clean, functional and well-presented and the condo was spacious and comfy with a balcony view of the streets of Austin in the background.

    We arrived in Austin early, well before check-in time but (after a quick phone call) were surprisingly afforded the rare luxury of an early check-in which was very much appreciated. It might not sound like much but it is not something you see often.

    While there was no staff in sight, we knew help was just a phone call away and we were able to contact someone easily when we had a query. The lack of visible staff meant there was a rare touch of privacy, we were completely undisturbed which again was very much appreciated.

    Highly recommended.

    Fabulous stay at the The Austin Texas House. Highlights: Chris’ knowledge of Austin, recommendations and great conversation, Pumpkin the goat greeting us in the morning, the charm of the place itself – you can tell Chris has put a lot of effort into every detail. The location is also fantastic, nestled in the sweetest neighborhood of South Congress with 1st and SC walking distance away. I’d recommend The Austin Texas House to anyone looking.

    Fantastic stay at the Austin Texas House. Cannot recommend highly enough. Chris is an extremely helpful host who clearly loves his hometown – full of great tips and suggestions on things to do and places to eat. House is comfy and a great place to relax.     Chris was an amazing host, very proactive with providing details, and ensured we had a comfortable stay. He even had a sweet goat named Pumpkin who greeted us in the backyard! This place was a super easy walk to South Congress and Chris made sure we knew all the stores and food to explore so we had a great time. 10/10 would recommend staying with Chris!

    Chris was a great host and touched base with me the night before my arrival. He met me at the airbnb and walked me through how the gates/keypads worked. I was very surprised by this touch and I enjoyed the space. It was well equipped and felt very comfortable/ very spacious. I would come here again in a heartbeat. The parking situation and walkability of the area is unbeatable!

    Chris is a wonderful host, and his place is a charming, comfortable Austin bungalow. Its location is superb —within walking distance to restaurants and other amenities in the South Congress area. Despite its convenient location, it’s very quiet and peaceful. Chris’s goat and dog nextdoor are a treat too! I hope to stay there again.

    Kristine is such an amazing lady. Kristine was able to accommodate my family in a pinch. We are literally in walking distance from the property which allowed for close gatherings amongst the grandchildren. The location is perfect for my family to get out and about in Austin. The unit is very spacious and clean. I look forward to the next visit. I recommend to anyone that needs a nice get away and explore Austin.

    We loved it here! Kristine is an amazing host and was kind enough to accommodate us on a rather short notice. It was super clean, and so convenient having a kitchen for those days when we wanted to stay in. It is in a great location for exploring Austin.
