  1. Amazingly fun!!!! Love this spot!! Old school turned into a variety of spaces – each with their own personality! We chose 2nd floor micro room. We love it so much! Has huge French door out to a balcony -the only one in the front of the building. Everything clean. Bed cozy. Can’t wait to book other rooms here on subsequent visits to Rochester!

  2. We stayed here with my in-laws and let me tell you, this is NOT the place to stay with your in-laws. We had the “luxury suite” (210) but it lacked many basic amenities you’d find when a place of stay has the name “luxury” in it, like a microwave, a toaster, hand soap, paper towels, and a semblance of privacy. The loft is very cool in theory, but the ladder is rickety and very uncomfortable to use, something I never thought I’d say about a ladder. The biggest issue though is privacy. The loft is above the bathroom, but doesn’t extend all the way to the wall, so you can literally look over the ledge and see someone on the toilet or in the tub. We had the loft, and I had the pleasure of listening to my FIL make his morning movement, as if I was in the room, because I kind of was. There are no bedrooms, so changing clothes becomes a circus of fighting over the bathroom, but as we’ve learned, the bathroom is not a place to expect privacy. My FIL is also a proficient snorer, and without a wall or door to block the sounds of sleep, we lacked a bit of sleep. Contrary to other reviews, the bedding in this room is fine, comfortable even. But if you want more than one flat pillow per person, bring your own. We loved the big windows and natural light, old schoolhouse vibes, and interesting decor. If you’re booking this place for two, it’s pretty great. For four, expect some discomfort emotionally and physically.

  3. I travel to many different hotels, cabins, lake houses, and resorts. School 31 lofts stole my heart. With no front desk the check in seems like an “adventure”, was super exciting of the unknowing. You receive a text message to your phone with the entry codes to access the main door and to your loft. You feel like your the only one in the entire building…..so peaceful and relaxing. I stayed in room 214, loved everything about it. The charm was reminiscent and mystifying. I just made another booking for a different room… as I now have the desire to experience each one of the lofts. Very cool unique experience with so much charm.

  4. School 31 Loft of colors is a very unique overnight accommodation. It is an old renovated school house with much of the old school house detail and charm integrated with modern and old era touches. Rooms are highly spacious with jet tubs in each room. A very cool getaway and step back and forwarding time simultaneously! Definitely stay a night. There are also 7 sound stages and green screens in another area of the building where they film TV series. Extremely unique. This visit is a must!

  5. We’ve been traveling to Rochester for years and have stayed in a few of the better known hotels, but this time, we stayed at the S31 Lofts and loved it! Our room was spacious and sunny with 14 foot ceilings, preserved details of the original classroom mixed with a modern, art deco design, a luxurious bathroom and kitchen space nestled perfectly off to the side. The location also couldn’t be better – across the street from the famed Memorial Art Gallery and within walking distance of great food and drinks in NOTA (the Neighborhood of The Arts). We’ll definitely be staying there again.

    Reen was the most wonderful host in Rochester! My daughter and I had the most beautiful breakfasts and shared lots of fun stories every day. Reasonably priced and close to all the things downtown without feeling your in the city. I would stay at Reen’s every time I’m in Rochester!!

    By the time I looked for a room to attend the PGA at Oak Hill all the hotel/motel rooms were full. I’m glad they were, otherwise I would have missed staying at Reen’s. Reen’s was my first experience with a B & B. It was great. She insisted on preparing breakfast even though I was up very early most of the days I was there. Her breakfasts are great. She also did not take advantage of the high demand for rooms the week I was there to jack up the price. Thanks for a great time.

    Reen is so friendly & a great cook! I had the best convos & breakfast with her. I never enjoyed breakfast as much as hers. She made me & my 10 yr old girl feel at home for 2 days, but I wish it was longer. I stayed at 3 cheap hotels on this trip & they all pale in comparison to Reen’s B&B. Thanks for a perfectly relaxing stay! I look forward to returning!

    Such a wonderful stay at Reen’s! My family and I were on a hunt for a place to stay, and the last-minute accommodation was no problem. The rooms were beautifully decorated, cozy yet vibrant, and there was more than enough space for everyone! The service was absolutely exquisite and done by none other then Reen herself! Quick, easy, and all according to what we wanted, such as getting the rooms ready and setting up the time for breakfast. And breakfast itself was extremely delicious, made fresh that morning! We had (real!) poached eggs with tasty bread, jam, and potatoes with various veggies, paired with tea, coffee, juice, and anything else we could ask for! The setup for this morning meal was also fabulous! The decor in utensils was stunning and made us enjoy our delicious food even more! Breakfast was outdoors on the front porch, and Reen came and joined us! She gave us many interesting pointers about Rochester, and we loved chatting with her! But of course, there was no hassle for anything. If we wished to have breakfast on our own in private, that was available and made clear to us. We were also free to talk a morning walk and come back with no trouble at all. Ultimately, the stay at Reen’s was ten times better (and cheaper!) than any hotel we could have gone to, and it was filled with beauty, joy, and care, all throughout that we didn’t want to leave! Thank you Reen!
